What is Siebert Realty OwnerApp?

We’re glad you asked!

Siebert Realty released our innovative new mobile OwnerApp in February 2021.

The OwnerApp will allow you to access the current year’s information in real time as well as 2 years history right from the palm of your hand. Reservations, maintenance work orders, financial information, program explanations, forms, ease of communication with Siebert team members, and more are all waiting for you in the OwnerApp.

Indicate your preferred means of communication in your Profile, and then turn on your choice of Notifications. You can select to receive a notification when a new reservation is taken, a new work order request received, a rate negotiation offered, or a new message. The OwnerApp sends a notification within the app and displays a red dot on the appropriate icon at the bottom of your screen.

We are very excited about the OwnerApp and the efficient and effective exchange of information it provides, and will be adding new tools soon. Updates will happen automatically when you are logged into the app, so there is no need for you to do anything additional.

When am I going to get paid? What does the two letters to the right of the guest name on the reservations list mean? Why is that reservation still an NP? What happened to that reservation? BASIC INFORMATION

Update your Personal Contact Information – home address, email address, and phone number.
Indicate your Preferred Means of Communication: Email, Call, or Text and Provide the specific email address or phone number.

Be sure to SAVE any changes.

Select activities you would like to receive Notifications of NEW items by toggling (Yes) or (No).

ACCOUNT SECURITY

If you wish to change your password to access the OwnerApp, enter a new password and confirm it. Your new password will be effective the next time you log into the OwnerApp.

MAKE A PAYMENT

Pay your Owner Statement balance, or pay for repairs and/or improvements via Electronic Check (eCheck) or Credit Card on our secure payment portal.

Submit a New Work Order Request

You no longer need to call to request work at your property. Complete the request form by filling in the required fields:

A brief description “Title” of the work
select the “Location” from the pull down: Bathroom, Bedroom, Hallway, Kitchen, Outside, Pool Area, Garage, Other
Select the “Floor” if applicable from the pull down
Give detailed “Description” of the work / repair / etc. needed
Enter a “Preferred Vendor” if you have one.
Send Request.

You will receive a message that your work order request has been submitted. The work order will then appear in the Open Work Orders section of the OwnerApp and you can track the progress there. If our team should have any questions, they will call or message you.

History Work Orders

Select the year to display the completed work orders in that year in descending date order. Click on work order to view the details of the work order, the completed job results, and vendor. You can also “Provide Feedback” about a specific work order in history - request an update, offer feedback or additional information about the work order, report a concern, etc. Your feedback will send a message directly to the Maintenance Department concerning this specific work order.

Open Work Orders

Open work orders are displayed in descending date order. Click on work order to view job details, vendor, and status. You can also “Provide Feedback” about a specific open work order - request an update, offer additional information, report a concern, etc. Your feedback will send a message directly to the Maintenance Department concerning this specific work order.

What does the two letters to the right of the guest name on the reservations list mean?

CG - Confirmed Guest Guest has submitted payment to confirm the reservation.

NP - Non-Payment Guest has not sent payment.

WT - Winter Tenant Monthly long term rental exceeding 89 nights.

YR - Year Round Year Round Rental

OO - Owner Block Time you have blocked for your personal use.

OG - Owner Guest Reservation you have requested for a personal guest at No Charge.

MD - Maintenance Block Time blocked to complete maintenance

DC - Deep Clean Time reserved to complete Deep Cleaning

PX - Paid Cancellation Confirmed Reservation that had to Cancel and waiting to Rebook.

Why is that reservation still an NP?

If the arrival date is at least 41 days out, the guest has 5 days to make their payment. If payment has not been received, the guest is contacted on the 6th day and if they do not respond, the reservation is cancelled on the 7th day. What happened to that Reservation? On occasion, a reservation will be listed in OwnerApp and then disappear. New reservations are marked “NP” until we receive payment from the guest. If we do not receive the payment is the allotted time period, the reservation will be cancelled and no longer appear on the list of reservations.

Why is the Rental Rate on my reservation list different than what I see on the Siebert Realty Website?

The rate that you see on your reservation list is the Owner Rate. The rate you see on our website is the Guest Rate.

Is it possible to put a link to the property page on our website?

Owner Rate + Cost of Linens + Other Fees = Guest Rate How are the Rental Rates for short stays calculated? The rate for a short stay (4 nights or less) is calculated by adding an up-charge to the normal nightly rate (based on 5 nights or more). For the majority of the properties we manage, a 3-night stay is approximately 60% of the weekly rate for Sunday – Thursday stays. There is a higher up-charge if the stay includes Friday and/or Saturday nights. Four night stays are roughly 80% of the weekly rate with the same larger up-charge for Friday and/or Saturday nights. How does Siebert Realty come up with my Rental Rate Recommendations? Every property is evaluated yearly, and rate recommendations are made based on the past three years’ performance. For example, if the property booked all of the summer weeks early and at full rate - the rates for the next year will likely increase. However, since each week is evaluated based on its history, individual weeks or time frames may be decreased and others increased.
