This is a required annual inspection that Siebert Realty performs. All inspections will be completed by March of each year.
Siebert Realty will check your smoke detectors, replace all batteries, plus install additional detectors, as needed. If you have a propane fireplace or appliance, we will also check your carbon monoxide detector, replace all batteries, or install a detector, as needed. Fire Extinguishers will also be replaced or installed as needed.

Storm Preparation
Determination to initiate Storm Preparation will be made by Siebert Realty based on forecasted timing and track of the storm as well as our available manpower and resources. With this service, we will have a vendor secure your grill, outside deck and pool furniture, and trash can(s) for a set charge. This charge also includes putting everything back after the storm has passed. This service is offered on a first come, first serve basis. Storms do not always give much notice, but we will do our best to get the work done with advanced directives. Waiting to notify us until a storm warning has been issued may result in us not having sufficient time to prepare your property. Siebert Realty will not assume any liability for damaged property as a result of our scheduling or performing storm preparation at a property and charges will still be assessed for a prepared property even if the storm changes course.
Winterization
We urge Owners not to gamble with the weather and be sure to have your property winterized early. The week of December 1st is extremely popular for winterizations, so avoid the last-minute rush when additional charges may apply

- Closing water supply valves at the city meter
- Blowing out all water lines, water heater, and icemaker (extra charge for additional water heaters and icemakers)
- Putting anti-freeze into fixture traps, toilet bowls, and washing machine pumps
- Shutting off electric power at the panel box (unless otherwise requested by the Owner);
- Checking to make sure there is a low point drain cut-off.
-Entire Property Winterizations includes up to 3 Baths and Outside Shower.
-Additional Baths (over 3) or Outdoor Showers (over 1) will incur an additional cost.
-Outside Shower Only Winterizations should be performed even if you have a Winter Tenant, or if your property will be occupied during the winter months.
Dryer Vent Inspection & Cabinet Cleaning
This program includes the inspection and cleaning of the duct that vents the dryer to the outside and vacuuming out of dryer (cabinet that encloses the dryer drum). An estimate will be provided if any additional work is deemed necessary or if dryer vent is on the roof.
HVAC Fall Checkup
A Fall Checkup of your HVAC system is highly recommended, particularly if you accept Winter Rentals. It is considered good preventative maintenance to help the system last longer and work more efficiently. The Fall HVAC Checkup includes everything that is involved in a Spring HVAC Checkup plus: Checking defrost timer, reversing valve, and auxiliary heat strips.
Swimming Pool/ Hot Tub Winterizations
Pools must remain open and available for guests for the advertised pool season including extended dates at owner discretion. For the convenience of a confirmed guest scheduled in your home on your desired date for pool closing, we will reschedule the pool to be closed immediately following their departure. Pools will be serviced, closed, and the bolted winter cover will be placed over it. If you wish to sign up for the Pool Winter Maintenance Program, the pool will be checked every 4-6 weeks, necessary chemicals added, and the top of the pool cover drained as needed. Hot Tubs must have a cover with strong hurricane straps, as well as be serviced (cleaned, refilled and chemicals added) prior to each Guest's arrival. Hot Tubs must be open and available to guests during any time period that a rental is available for booking. Once the property is off the rental market, the Hot Tub can be winterized.
De-Winterization
A licensed plumber will de-winterize your property and make sure all plumbing is in good working order. This service includes: Turning water on at the street and at the house; Filling the water heater; Checking all faucets for leaks; Checking all toilets for proper operation; Checking all drains; Replacing any small parts or broken pipes (at extra charge) that may be needed. A quote will be given for any major repairs recommended.
Deep Cleaning
A thorough "Deep Cleaning" is required on all properties prior to your first rental each year. This deep cleaning is above and beyond what is required in a Departure Clean and takes 5 days to complete with the last two days for carpet cleaning.
Mini-Deep Cleaning
This cleaning includes a Departure Clean plus a deeper clean for light fixtures, baseboards, and the kitchen (including a count of kitchen inventory).
Departure Cleaning
A Departure Cleaning is vital in maintaining Guests' satisfaction. Siebert Realty will not automatically clean after Owner's Use. Owner must contact Siebert Realty prior to departure to schedule cleaning. Departure Cleaning includes: Thorough Cleaning of Property; Supply Kitchen and Bathroom Trash Bags, and Toilet Paper in every Bathroom; Check for and Report any obvious Guest Damage.
Carpet Cleaning
Having your carpets professionally cleaned is mandatory prior to your first rental each year. Cost varies by the size of the property.
Upholstery & Window Cleaning
Upholstered furniture cleaning is available as needed. At the beginning of each rental season, all windows (inside and out) should be professionally cleaned, and a second cleaning mid-season is recommended for oceanfront properties. Pricing varies depending on size and location of windows.
A/C Spring Checkup
An annual spring check-up of your A/C unit is highly recommended and is considered good preventative maintenance to help the system last longer and work more efficiently. This service includes: Starting the equipment and checking its operation; Checking and cleaning accessible indoor coils (if coils need to be removed for cleaning, an additional fee is added); Checking and cleaning outdoor coils with water hose/coil cleaner to remove buildup of salt and sand; Checking equipment pressures; Checking and calibrating the thermostat; Checking temperatures and pressures; Inspecting/Oiling all blower/condenser motors; Adding Freon or needed replacement parts (at extra charge).
HVAC Preventive Maintenance Agreement
For an ANNUAL FEE (per zone), includes a check-up of your HVAC in both the spring and fall. This program is highly recommended - particularly if you rent during the Off Season. The fall check-up will include all the above in addition to: Checking defrost timer; Checking the reversing valve; and Checking auxiliary heat strips.
Air Filter Program
Clean Air Filters help with HVAC system efficiency. Downtime of your system can be costly if it inconveniences a guest. Siebert Realty offers 3 Air Filter Programs from which to choose or simply call us anytime to have your filter changed:
Lawn Service
If your property has a lawn, having it professionally serviced is recommended to improve guests' first impression. Professional lawn service is performed weekly from April through the first week of October. In addition to weekly trimmings, other services are available such as weeding, mulching, pruning of trees and shrubs, as well as planting, maintaining, and watering flowers for an additional fee. A personalized lawn maintenance plan can be provided -simply contact our Service Department for details.
Pest Control Program
Interior and Exterior will be treated either on the Year-Round Program (every month) or Seasonal Program (monthly from April - Sept) for Ants, Roaches, Silverfish, Crickets, Fleas, Mice and Spiders. Summer humidity tends to breed spiders and other pests. Treatment for both programs is guaranteed for 30 days and is highly recommended. If problems occur before the next scheduled treatment, your property will be re-treated at no extra charge. If you choose not to be on either of these programs, a "One Shot" Treatment is available and is guaranteed for 30 days. However, you run the risk that a guest would have to be moved due to pest problems.
Summer Trash Collection + Recycling Program
Every spring, Siebert Realty hires a professional Waste Management Company to help us implement a Summer Trash/Recycling Collection on Saturdays. This is in addition to the normal city Tuesday Trash Collection (and bi-weekly recycling collection). Our Summer Saturday Collection Program is mandatory for all rental homes and requires a one-time annual fee. This is a set fee and non-negotiable (the number of weeks your property rents or needs service is not a factor). The fee will be deducted from rental proceeds on the mid-May Owner's statement each year.
Trash Container Delivery (Houses only)
This program gives Siebert Realty authorization to inspect your rental house and purchase, stencil, and deliver the required number of Trash Containers per the City's Requirements. This includes replacing any containers that are damaged or are inoperable. These trash containers have been in use for over 10 years, and they do wear out. PLEASE NOTE: The City of Virginia Beach requires that the Blue recycling cans be ordered by the homeowner – we are unable to do this for you.

Pools
For safety reasons, POOLS must be serviced by a professional each week when the pool is open. Servicing will include a MID-WEEK CHEMICAL CHECK. Even if the property is not rented every week, pool must be serviced. Pools must be open and available for guest use for the Pool Season dates indicated on your rate sheet for the current year. Owners have the option of extending their pool season at their discretion. If you prefer to schedule and pay your own service company, please provide us with that information for our files. If pool is accessible directly from inside the house, there must be a door alarm device installed. A bolted winter cover on the pool is required during Off Season.
Hot Tubs
Hot Tubs must have a cover with strong hurricane straps, as well as be serviced (cleaned, refilled and chemicals added) every week during pool season and in between each Guest during the off season. Hot Tubs must be open and available to guests during any time period that a rental is available for booking. Periodic balancing and water level checks will be made to the hot tub if property is vacant longer than one week.
Safety Signs
Both Pools and Hot Tubs must have a Safety Rules sign clearly posted in the area indicating that people use the pool at their own risk and that children should be supervised. Safety Signs are required and available at our office.
